Following the wall to either left or right, in the event a room is secured and the inspector is unable to
gain access to a specific area or room, are points deducted or how would this directly affect the
scoring?

In the course of the REAC inspection, if a room is not accessible – let’s say the resident installed a
deadbolt lock on their bedroom door and the person with the key is not home – the REAC inspector is
supposed to declare that Unit uninspectable and take an alternate Unit. They are not supposed to cite
defects for the room they cannot see. (They can cite a defect for an individual item they cannot
operate, but not for a room they cannot see.)

There is no penalty for this, it is a routine thing, we just inspect a different Unit instead. However, you
will find some inspectors just ignore that room because they don’t want to spend the extra time deleting
their entries and knocking on another door.
