Can deficiencies such as rutting or litter be fixed during inspection?

Nope… there are 2 or 3 things we are allowed to do during the inspection: we can change light bulbs – if the light works once a light bulb is replaced there is no defect; we can plug in a bath fan – if it works once it is reconnected, there is no defect; we can light the pilot light on a standing pilot stove – it will
still be a Level 1 defect, but might save us the Level 3 defect if the burners light once we light the pilot.
This is one of the really sad facts about this inspection – you can spend ten or 20 thousand dollars (or more) landscaping to get ready for the inspection in June and then get a bad rain storm the day before the inspection that washes out a rut, and you can lose 7 points on erosion. It does not matter if the
rutting/erosion is natural or man made. The REAC protocol requires the inspector to cite the conditions that exist on the day of inspection - waht we calla "snapshot in time."
