If the door frame or door is only damaged aesthetically or cosmetically but still works properly and the paint is in good order is that recorded?

The Damaged Frame door defect requires that the function of the door be impeded in some way – but remember that the door also functions to provide weather tightness and privacy. If the door frame has damage that allows a gap large enough to peek through, it’s not fully functional. But purely aesthetic conditions do not constitute a Frame defect.
Door Surface Damage does not require that function is impeded. A ¼ inch hole, a bare spot where paint it scraped off, a patch of penetrating rust… that would count.
