Percentage of damage

What is the best way to determine percentage of damage when we are looking at building walls and
foundations?

For foundations, the only time we use we use a percentage is in determining a Level 2 or 3 for spalling issues. Where you see very little of the foundation, I’d say to go with linear footage. Consider every linear foot that shows damage vs. total linear footage visible. Where you see lots of foundation, just
visually estimate whether spalling affects 10% to 50% or > 50% of the total area.
For exterior walls, the only time we use a percentage is in determining a Level 1 or 2 for paint issues. Here, we only need to visually estimate if paint issues affect more or less than 50% of the total square footage of a wall.
When you are doing an internal inspection, base this on ONE wall or one area of foundation – but we’re hoping a REAC inspector will use the total area of all walls or foundations to give us a little slack.
