To clarify from video if there are two deficiencies in the same area, but one is a L1 and the other a L3,
only the L3 point value is deducted (ex. closet door and bedroom door in video)?

Correct: In any given Inspectable Area – on the Site, on a Building Exterior, in a Common Area, in a Unit – a named deficiency can only be cited and scored once.
Example 1: If there was a Level 1 broken window in bedroom 1 and a Level 3 broken window in bedroom 2, you would only lose points for the Level 3 – assuming that the inspector cited it properly. (The inspector’s notes should still reflect that windows at both locations were found defective.)
Example 2: If we found Level 2 erosion at one location and Level 3 erosion at another location, we would only lose points for the Level 3.
However, two different named deficiencies can be cited and scored separately.
Example 1: a door that has a hole in it and that does not lock could be cited once for Surface Damage and again for a Hardware issue
Example 2: a broken window could be cited once for Broken Pane and again for Sharp Edges.
