If it appears that dirt has been removed by property or tenant, would we still cite erosion?

This is one of the sad facts of the inspection – you can spend ten or 20 thousand dollars (or more) landscaping to get ready for the inspection in June and then get a bad rain storm the day before the inspection that washes out a rut, and you can lose 7 points on erosion - and it does not matter if the rutting/erosion is natural or man made.
