If you have flammable material in a locked maintenance area, Are you still required to lock the gas cans in storage?

There is no requirement that flammable materials be stored in a cabinet – but we can cite the flammable materials defect if we believe that they are being stored unsafely. It is then up to the property management to determine how they can be stored safely. And, this is difficult to grasp, but REAC does not check back to see how this was remedied. Believe it or not, nobody ever is required to report to HUD that the flammable material issue was resolved, except in the case where a property scores below 60 overall.

As a UPCS inspector, we are not walking around issuing orders on how things are to be repaired. We are merely calling out things that are defined as a defect in the UPCS protocol, and we are not giving advice on how to make repairs or how to address a hazard. We are not even telling the property that they have to make repairs or address hazards other than those listed a Exigent or Life Threatening.
