1 - We need the original PDF file of the REAC Inspection Summary Report

This must be the PDF file as downloaded from HUD's web site - not a scan or fax

 

2 - We need the index of photos.  DO NOT send us the photos.

I think I want to appeal my REAC inspection - what do I do now?"

We suggest that you let us help you with this process.  We have been preparing and submitting appeals for over a decade now.

The first step is to evaluate the REAC Inspection Summary Report

When we prepare your appeal, the service includes a free initial analysis of the REAC Inspection Summary Report.

Please send us your Summary Report in the original PDF file format as downloaded.  Please do NOT print it and scan it - Please send the original file. 

After analysis of the report we will present you with suggested items that can be appealed, a summary of how many points might be restored to your score, and the likely amount of the fee.

If you agree to proceed, we will provide example letters that you may need to have signed by various types of experts like an electrician, an architect, a plumber, or a fire marshal.  We may also need copies of various legal papers like contracts and/or recorded property plats.  The burden of procuring letters and other types of evidence falls upon you, but we will provide suggestions on how most easily accomplish this.

The second step is to obtain documents to be used as evidence, as needed.

To get started, all we need is your REAC Inspection Summary Report and photo index page

We will write example letters that you can show to your plumber, electrician, architect, or other specialized professional whose help you will need.

You will need to do the legwork to get these letters signed and returned to us.

The third step is that WE will write the appeal and we mail it to HUD and provide you with a tracking number.

IMPORTANT NOTE:  While we have an appeal in progress, we strongly recommend that you STAY IN TOUCH FREQUENTLY, checking with us to assure that your appeal is submitted on time.  As much as we strive to make sure every appeal gets the proper attention, we are working with many deadlines at once.  Checking back with us to make sure that your appeal has not "fallen through the cracks" is always welcome and helpful and prudent.  The volume of appeals requests since the rule changes of 2016 took effect is constantly growing!

The fourth step - optional but STRONGLY recommended:

We highly recommend that YOU verify delivery and keep a copy of the delivery information for your records.  (REAC does lose an appeal from time to time.)

Appeal results usually become available online in 7 to 90 days... it is extremely variable.  We're dealing with a governmental agency here...

Notification of appeal results is now done by email to the official property contact in HUD's records and to the person listed as the contact on the appeal document.

However, you should actively start checking your HUD Secure Systems data after about 14 days to see if a scoring change appears, but you should not be shocked if it takes a couple months.  Only after 60 days do we make any inquiries with REAC as to what is happening with the appeal.

Results of an appeal are emailed to the person listed as contact on the appeal and/or to the person listed as owner's contact on the Secure Systems/APPS - results are not sent to The Inspection Group.

 


IMPORTANT NOTE: 
As of November, 2016 - Appeals requests are coming in at a far greater rate than ever before.  This is due in part to REAC's "non-industry-standard repairs" memo and an ongoing "crackdown" by REAC.  We are also seeing more appeals than ever before lost in process and rejected for what seems like frivolous or unjust reasons.

Effectively immediately:

1 - We are not responsible for REAC losing your appeal, we do not control this and we cannot contest the results of lost appeals under the base fee for the appeal.  Appeals lost by REAC incur a $150 fee for follow-up.

2 - We cannot at this time track delivery of every appeal.  We give you a tracking number, you should check delivery within a few days of submission online.  Make a note of the delivery date or make a screen capture of the information.  It is your responsibility to have this tracking information if an appeal is lost or declared late.

Basic Information - Where do I send my appeal?

- We highly recommend sending appeals via US Postal Service Priority with a tracking number.
- Fed Ex and UPS periodically refuse to deliver to this building due to severe parking congestion.
- Send with guaranteed delivery date if time is tight.
- REAC frequently "loses" appeals, so check your tracking info and save a screen capture of the delivered date of back-up evidence of delivery.
